    Lead Commercial Property Portfolio Representative

    - - BENGALURU

    About this function:

    Wells Fargo is seeking a Lead Commercial Property Portfolio Representative. The analyst will be supporting Prescreening and Underwriting groups (Multifamily Capital, Real Estate Securitization and Capital Markets) and delivering the numerous items to the reviewer/onshore group according to the predetermined quality.

    In this role, you will:

    Evaluate complex monetary performance of debtor and guarantor based upon a variety of aspects and figuring out an appropriate danger ranking, both qualitative and quantitative; this would consist of of financial declarations and compare it against Commercial Realty standards


    Analyze historic money circulations and developing proforma based upon historic efficiency of the residential or commercial property and relevant market information


    Evaluate existing leases within the residential or commercial property to identify possible effect on money circulations by evaluating for essential clauses, such as termination choices and go dark


    Review loan files and sum up significant facts of the loan and ongoing covenants (both financial and non-financial) to be preserved by the borrower


    Perform marketing research of real estate using different third-party applications and compare efficiency of subject residential or commercial property versus market data to reason of total efficiency


    Review third party documents, such as appraisal, site evaluation report, residential or commercial property condition evaluation report to infer general performance of the residential or commercial property and identify significant elements which might impact property


    Document and synthesize all findings based on above pointed out reviews


    Quality check work performed by junior staff member and supply appropriate feedback on the same


    Understand the feedback gotten from the onshore employee and distribute the same to the team


    Provide training to the employee and inform them on various scenarios

    Required Qualifications:

    6+ years of business real estate industry experience, or equivalent demonstrated through one or a combination of the following: work experience, training, military experience, education




    Desired Qualifications:

    Ability to evaluate and process residential or commercial property monetary declarations and loan related files for all business residential or commercial property types (e.g. rent roll, historical operating statements, appraisal reports collections and budget)


    Monitoring and evaluating the residential or commercial property performance based on Tenants details, evaluate lease arrangements and pertinent stipulation, Residential or commercial property Cash Flows and provide the necessary suggestion to Prescreening/Underwriting team.


    Perform marketing research of property utilizing various 3rd celebration applications and compare performance of subject residential or commercial property versus market data to reason of total performance.


    Review 3rd celebration documents, such as appraisal, site assessment report, residential or commercial property condition assessment report to presume overall performance of the residential or commercial property and identify significant elements which might impact possession.


    Job Expectations:

    6+ years of total experience in Commercial Real Estate Industry - Prescreening and Underwriting for all commercial residential or commercial property types (MFC, RESCM).


    6+ years of underwriting mortgage experience in traditional & FHA items.


    Strong understanding in Government Sponsored Entities (Fannie Mae and Freddie Mac) and their underwriting treatments.


    Strong Knowledge in Commercial Real Estate domain.


    Ability to read, understand and synthesize data regarding residential or commercial property performance/ market related info from numerous sources into one recommended template.


    Strong Knowledge of mortgages, realty market, and financial lending.


    Strong understanding in 3rd celebration files i.e., Appraisal, PCR, ESA, Flood Determination.


    Strong MS Excel, PPT, Visio knowledge is obligatory.


    Excellent English understanding and composed communication abilities.


    Flexibility towards work on various processes/assignments.


    Master Degree in Accounting and Finance.


    Any professional Finance/Accounting/Economics accreditation would be a plus.


    Document and synthesize all of the findings based on above pointed out evaluations.


    Analyze and share all the inconsistencies to onshore based on the agreed treatment.


    Ability to deal with several procedure and flexible to work beyond the work timelines to finish the tasks.


    Reviewing associate deals and providing timely feedback for staff member.


    Prioritize work and display everyday work allowance management and mentorship to the team.


    Identify efficiency chances within process and implement the same.


    Closely dealing with Risk partners in regard to avoid/mitigate any loopholes at the same time and always stick to the company cops.


    Ability to work carefully with onshore partners with respect to any escalations, resolve on ASAP basis and distribute the very same to the group.


    Prepare Performance Report for employee and Monthly & Weekly reports for onshore partners.


    Deal with people in more knowledgeable functions to understand client needs and coordinate efforts to service clients by working closely with different departments in the Commercial Real Estate Underwriting functional area.


    Achieve/Exceed the set quality/productivity targets.
