    Housing Discrimination - Fair Housing

    The Fair Housing Act secures people from discrimination when they are renting or purchasing a home, getting a mortgage, looking for housing help, or engaging in other housing-related activities.

Fair Housing Information

Find info below on who and what is covered under the law.

The Fair Housing Act prohibits discrimination in housing because of:

- Race.
- Color.
- National Origin.
- Religion.
- Sex.
- Familial Status.
- Disability.
What Is Prohibited?

In the Sale and Rental of Housing:

It is prohibited discrimination to take any of the following actions due to the fact that of race, color, religious beliefs, sex, disability, familial status, or national origin:

- Refuse to lease or sell housing.
- Refuse to negotiate for housing.
- Otherwise make housing not available.
- Set different terms, conditions or benefits for sale or rental of a residence.
- Provide a person various housing services or facilities.
- Falsely reject that housing is available for evaluation, sale or rental.
- Make, print or release any notification, statement or advertisement with respect to the sale or rental of a house that indicates any choice, constraint or discrimination.
- Impose different prices or rental charges for the sale or leasing of a house.
- Use different certification criteria or applications, or sale or rental requirements or treatments, such as income standards, application requirements, application costs, credit analyses, sale or rental approval treatments or other requirements.
- Evict a tenant or an occupant's visitor.
- Harass an individual.
- Fail or delay efficiency of upkeep or repair work.
- Limit opportunities, services or facilities of a home.
- Discourage the purchase or rental of a residence.
- Assign an individual to a specific building or community or section of a structure or neighborhood.
- For earnings, persuade, or attempt to convince, homeowners to offer their homes by recommending that people of a specific safeguarded quality will move into the community (blockbusting).
- Refuse to provide or discriminate in the terms or conditions of property owners insurance since of the race, color, religious beliefs, sex, impairment, familial status, or national origin of the owner and/or residents of a house.
- Deny access to or subscription in any several listing service or property brokers' organization.
In Mortgage Lending:

It is illegal discrimination to take any of the following actions based on race, color, religious beliefs, sex, impairment, familial status, or national origin:

- Refuse to make a mortgage loan or supply other monetary help for a home.
- Refuse to provide details relating to loans.
- Impose different terms or conditions on a loan, such as different rates of interest, points, or fees.
- Discriminate in evaluating a home.
- Condition the accessibility of a loan on an individual's response to harassment.
- Refuse to acquire a loan.
Harassment:
